A Pre-Listing Inspection - whether Residential or Commercial - is no different than our standard home or commercial inspection. The only difference is, the seller of the property has requested an inspection of the property. The most important point of having a pre-listing inspection performed is - it gives the seller the upper hand going into the sales transaction. Many buyers, and you can't blame them, use the repairs needed on a property as leverage to negotiate the final sales price. This gives them an advantage over the seller. The seller is forced to negotiate and quite often reduces the sales price to accommodate the sale.
As a seller, with a property that has been pre-inspected, you gain the advantage as you move forward with your marketing. It's naive, given the many components of a residential or commercial structure, to think a coat of paint and a few new plants are all you need in preparation for your listing. The inspection will uncover any issues before hand and the appropriate repairs can be made.
The seller can then provide our inspection report, and invoices for the repairs made, to the buyer. Better still, AIS can re-inspect, after our report recommendations have been acted upon, and verify that the work was done in accordance with our recommendations and was satisfactorily performed. Our Architects and/or Engineers Stamp and Signature on such a report goes a long way in showing the buyer you've exercised due diligence - and its a certification that most other inspectors can't even offer. Potential buyers may still request their own home inspector examine the property, but with an AIS pre-listing inspection report, the buyers report will only confirm what you already know and have in hand, and gives you an even stronger position - from the buyers perspective. The last thing you want to do is list your property, expend effort in finding a buyer, and then find out the foundation, or waterproofing or ? is compromised.
Most seasoned Realtor's recommend a pre-listing inspection, and those that don't are slowly coming around to realize it's a smart marketing tool. AIS offers password protected web linking to your inspection report, making it easy to access for all parties to the transaction, and presenting a professional approach to your marketing effort. Worried about spending a few hundred dollars for a pre-listing inspection? We can assure you of this - after your sale you'll agree that the smartest money you invested in the sale of your property was having a professional pre-listing inspection performed.
